Why windows in the Oeste (Silver Coast) need replacing

Altitude changes the rules — and in the Oeste it changes early

Under the SCE Manual, the Oeste is winter zone I1 only up to about 160 m. Above that it becomes I2, and new windows must reach Uw ≤ 2.40 instead of 2.80 (Portaria 138-I/2021); in the highest areas, above ~390 m, it is I3, with Uw ≤ 2.20. In many inland villages the right window is more demanding than in Lisbon.

Summer zone V2 across the region

The whole Oeste is summer climate zone V2, the middle band. Atlantic breezes keep the coast cooler, but on a heavily glazed south or west façade it pays to control the solar factor — we specify the glass façade by façade.

Twelve municipalities, close to Lisbon

The Oeste has 363,551 residents (2021 Census), with Caldas da Rainha as its administrative centre and Torres Vedras as the largest municipality. Many homes belong to people who work in Lisbon or come at weekends: the job is organised around two visits, survey and installation — in English if you prefer.

Heritage — Alcobaça and the historic centres

Alcobaça Monastery has been a UNESCO World Heritage Site since 1989. Next to listed monuments and within their protection zones, replacing frames may need prior approval; elsewhere, replacing them while keeping the façade's appearance is usually exempt from a licence (RJUE, article 6-A).

What changes within the region

The coast — Torres Vedras and Lourinhã to Nazaré

Along the coastal strip — Torres Vedras, Lourinhã, Peniche, Óbidos, Caldas, Alcobaça and Nazaré — most homes sit below ~160 m, in zone I1 (Uw ≤ 2.80). What matters is wind and salt: PVC, which does not corrode, with rubber seals all round.

Inland and the hills — Cadaval, Alenquer, Sobral

Inland, in Cadaval, Alenquer, Arruda dos Vinhos, Sobral de Monte Agraço and Bombarral, many homes are above ~160 m. There the winter zone is I2 (Uw ≤ 2.40), and at the highest points I3 (Uw ≤ 2.20). We confirm the zone from your home's exact altitude at the survey.

Alcobaça and protection zones

In Alcobaça, near the Monastery — a World Heritage Site since 1989 — and in other historic centres with listed buildings, frames may have to follow colour and design rules. We check before finalising the quote and design the windows to match what is required.

Typical situations in a home in the Oeste (Silver Coast)

Representative examples of the homes and problems we solve most often around here.

Anne and Pieter, 60 · Óbidos
We bought an old house near Óbidos to renovate. The wooden windows are beautiful but let the wind straight through, and we don't speak much Portuguese yet.

Made-to-measure PVC following the old window design, everything handled in English, from the quote to the photo report.

James, 52 · Alenquer
Our house is up on a hillside and gets properly cold in winter. The old aluminium windows make it freezing.

PVC with Low-E double glazing specified for the home's zone I2, confirmed from its altitude at the survey. The house now holds its heat.

Claire, 47 · Peniche
The house is a hundred metres from the sea. The wooden windows need painting every year and the salt is eating the hardware.

Made-to-measure PVC with no paint and no salt treatment needed. It just needs washing — and the draughts are gone.

Frequently asked questions about the Oeste (Silver Coast)

Prices are the same across our whole area. For a 2-bedroom flat (5-7 windows), a full replacement usually comes to €1,800-3,200; for a 3-bedroom flat or a house with 7-10 standard-size windows, €2,500-4,500 — large openings extra. Fitting, removal of the old frames and warranty included. Travel terms are set out in the written quote.

They may. In the Oeste, under the SCE Manual, above about 160 m the winter zone changes from I1 to I2, and the maximum Uw for new windows drops from 2.80 to 2.40 W/m²·°C (Portaria 138-I/2021); above ~390 m, zone I3, it drops to 2.20. We measure the home's altitude and specify the glass to meet the right zone.

Yes, in all 12 municipalities: Alcobaça, Alenquer, Arruda dos Vinhos, Bombarral, Cadaval, Caldas da Rainha, Lourinhã, Nazaré, Óbidos, Peniche, Sobral de Monte Agraço and Torres Vedras. The survey is always in person, with our own team.

Usually not: replacing frames while keeping the façade's appearance is a work of scant urban relevance (RJUE, article 6-A), exempt from prior municipal control. The exceptions are listed buildings and listed ensembles, and visible changes to the façade; in protection zones — such as around Alcobaça Monastery — the exemption applies only if the design and exterior finish stay identical to the original. We check at the survey what the câmara requires.

Yes. PVC does not corrode and needs no treatment against salt — washing with water and a neutral detergent is enough — and rubber seals all round stop the draughts. Good-quality coated aluminium also copes well by the sea; at the survey we tell you which makes more sense.

We need you, or someone with a key, at two points: the survey and the installation, booked ahead for days you are already here. The quote is handled by email or WhatsApp, in English, from photos of your current windows, and at the end you receive a photo report of every window.

Still unsure between materials? Compare PVC and aluminium or see our aluminium windows.
