38.6% of homes in the Algarve are second homes (INE, 2021 Census) — the highest share of any region. A house that stays closed for weeks needs windows that seal well, let it air without being left open, and a replacement job that can be organised from abroad.
Portugal's building code places the entire Algarve in the most demanding summer climate zone, V3 (Manual SCE, Despacho 6476-H/2021). On a south or west façade, the glass has to hold back the sun's heat, not just the winter cold: Low-E combined with solar control, specified façade by façade within the legal solar-factor limits.
The Algarve has the best-maintained housing stock in the country: 70.7% of buildings need no repairs (INE, 2021 Census). Windows here are rarely replaced because they are falling apart — they are replaced because the house overheats in summer, lets in noise, or runs up the air-conditioning bill.
From the western to the eastern Algarve, homes near the sea live with salt in the air: PVC does not corrode and only needs washing. Inland, in the Monchique hills above ~320 m, the winter zone is no longer I1 and the required insulation rises — we confirm it from your home's altitude at the survey.
The west coast and the western Algarve, from Aljezur and Vila do Bispo to Lagos, Portimão and Albufeira, are full of homes by the sea, many of them holiday homes. Salt air and the western sun are what matter here: PVC, which does not corrode, and solar-control glass on the most exposed façades.
From Faro and Olhão to Tavira and Vila Real de Santo António, between the Ria Formosa and the Guadiana, summer is zone V3 too. In flats facing avenues, noise matters as much as heat: acoustic glass on the street side, Low-E with solar control on south-facing windows.
Inland, altitude changes the requirement: above ~320 m the winter zone becomes I2 (Uw ≤ 2.40) and above ~600 m I3 (Uw ≤ 2.20), under the SCE Manual and Portaria 138-I/2021. In the Monchique hills we confirm the zone from your home's exact altitude.

The whole Algarve is summer zone V3, the most demanding in Portugal's building code. On very exposed south and west façades, Low-E combined with solar control (a lower solar factor) keeps rooms from turning into greenhouses; elsewhere, standard Low-E is enough. We specify the glass façade by façade, within the zone's legal solar-factor limits.
That's the most common case in the Algarve. The quote is handled by email or WhatsApp, in English, from photos of your current windows. We need someone with a key at two points — the survey and the installation — and at the end you receive a photo report of every window.
Yes. PVC does not corrode and needs no treatment against salt — washing with water and a neutral detergent is enough — and modern PVC is UV-stabilised. Good-quality coated aluminium also copes well by the sea; at the survey we tell you which makes more sense for your home.
Usually not: replacing frames while keeping the façade's appearance is a work of scant urban relevance (RJUE, article 6-A), exempt from prior municipal control. The exceptions are listed buildings and listed ensembles, and visible changes to the façade; in protection zones the exemption applies as long as the design and exterior finish stay identical to the original. In those cases we confirm at the survey what the câmara requires.
