Why windows in Évora and Central Alentejo need replacing

Summer zone V3 across the region

Under the SCE Manual, Central Alentejo's reference summer temperature is 24.3 °C, well above the 22 °C threshold for zone V3 — and with no altitude correction, it is V3 everywhere. On south and west façades the glass should hold back the sun: Low-E combined with solar control, specified façade by façade.

Winter depends on altitude

Up to about 357 m the winter zone is I1 (Uw ≤ 2.80, Portaria 138-I/2021); above that it is I2 (Uw ≤ 2.40). Évora, at ~295 m, is I1 close to the limit; Estremoz, at ~425 m, is already I2. We confirm it from your home's exact altitude.

Empty houses being lived in again

The Alentejo has the highest share of vacant homes in Portugal — 16.5% (INE, 2021 Census). Many jobs start there: a family house or a monte closed for years that is being brought back to life, where the windows are among the first things to sort out.

Évora, World Heritage

Évora's Historic Centre is a UNESCO World Heritage Site, and the city is a European Capital of Culture in 2027. Inside the walls and next to listed buildings, frames may have to follow colour and design rules; elsewhere, replacing them while keeping the façade's appearance is usually exempt from a licence (RJUE, article 6-A).

What changes within the region

Évora and around

In the historic centre the façade rules matter — we check them before the quote. Outside it, in the neighbourhoods and houses around the city, heat comes first: solar-control glass on west-facing windows and Low-E elsewhere. Zone I1, close to the I2 limit.

Estremoz, Borba and Vila Viçosa

In the higher towns of the north-east, such as Estremoz (~425 m), the winter zone is already I2, with Uw ≤ 2.40: winter cold matters as much as summer heat. The same house needs glass that insulates and holds back the sun.

Montemor, Vendas Novas and the south

Closer to Lisbon, from Vendas Novas and Montemor-o-Novo to Viana do Alentejo, Portel and Reguengos, there are many houses and montes with large openings. Patio doors made to the exact size of the opening, and solar control on the most exposed façade.

Sarah and Tom, 56 · Évora
We bought a house inside the old walls. The wooden windows no longer close properly, and we have no idea what the câmara will allow us to change.

Zone rules checked before the quote, made-to-measure windows in the required design, and everything handled in English.

In summer the house heats up like an oven and in winter it's freezing. The old aluminium windows do nothing.

PVC with Low-E double glazing sized for zone I2 and solar control on the west façade. Less heat in summer, less cold in winter.

We're restoring an old monte to live in. The windows are rotten and every opening is a different size.

Every window made to the exact size of its opening, following the old design. The house became liveable without touching the walls.

Frequently asked questions about Évora and Central Alentejo

Prices are the same across our whole area. For a 2-bedroom flat (5-7 windows), a full replacement usually comes to €1,800-3,200; for a 3-bedroom flat or a house with 7-10 standard-size windows, €2,500-4,500 — large openings extra. Fitting, removal of the old frames and warranty included. Travel terms are set out in the written quote.

All of Central Alentejo is summer zone V3, the most demanding in the building code. On south and west façades, Low-E combined with solar control (a lower solar factor) makes sense; elsewhere, standard Low-E is enough. We specify façade by façade, within the legal solar-factor limits.

Usually yes, but the Historic Centre is a World Heritage Site: inside the walls and next to listed buildings, replacement may need prior approval and have to follow colour and design rules. We check what the câmara requires before the final quote and design the windows accordingly.

It depends on altitude: up to ~357 m the winter zone is I1, with a maximum Uw of 2.80 W/m²·°C for new windows (Portaria 138-I/2021, Table 6) — the case of Évora; above that I2, with 2.40 — the case of Estremoz. We confirm it at the survey.

Yes — it's one of the most common jobs in the region: every window is made to the exact size of its opening after an in-person survey, without widening the openings or touching the thick walls. The design can follow the old windows.

We need you, or someone with a key, at two points: the survey and the installation, booked ahead for days you're already here. The quote is handled by email or WhatsApp, in English, from photos of your current windows, and at the end you receive a photo report of every window.
